Shipping costs for James Tiny Homes can range from $1,500 to as high as $20,000. However, for a limited time only, we are offering free shipping on all products anywhere within the Continental United States—no minimum order required!

James Tiny Homes reserves the right to cancel this offer at any time. Shipping to Alaska and Hawaii may incur extra charges, as will international shipping.

Order Confirmation

After placing your order, you will receive a confirmation email. This means we have received your order in our system. We immediately reach out to our warehouse to confirm materials are in stock and begin production right away.

If your item is on backorder or unavailable, we will notify you via email. Once your item(s) are ready for shipment, we will ship your order promptly.

Order Shipment

Orders typically arrive within 6 to 12 weeks, depending on the size and product purchased, unless otherwise notified. Tracking information will be emailed within 24 hours of your order leaving our warehouse.

Most orders ship by freight. Smaller items may be delivered via USPS, FedEx SmartPost, or UPS SurePost. Larger items may be shipped via FedEx Ground, FedEx Home Delivery, UPS Ground, or Truck Freight. Items requiring Truck Freight are clearly marked on our website and catalog.

Some large or heavy items may require additional shipping and handling charges due to their bulky nature. These will be clearly marked, and in most cases, we charge a flat rate.

International Orders

Customers are responsible for any applicable taxes and/or duties payable upon delivery.

Damages

All shipments must be inspected at the time of delivery. Damaged packages should be noted clearly on the freight bill.

If you sign for delivery without documenting damage, you assume responsibility, and James Tiny Homes cannot file a claim on your behalf.

If you discover damage, contact us immediately at support@jamestinyhomes.com and keep all original packaging. Returns must be authorized by our customer service department.

For Truck Freight deliveries, contact the carrier directly using the phone number on the bill, then call James Tiny Homes Customer Service for further assistance.

Signing for delivery without noting damages or leaving instructions for the driver is legally considered acceptance of the shipment in good condition.

Cancellations & Refunds

To cancel an order, reply to your confirmation email with your reason for cancellation.

  • Orders cancelled after 48 hours are subject to a $100 administration fee plus any charges related to your product purchase.
  • If your order has shipped, you are responsible for return shipping charges.
  • Orders for custom container homes, tiny homes, dome homes, and yurts are non-refundable.
  • Refunds will be issued to the original credit card used at purchase.

Returns

To return an item, email support@jamestinyhomes.com.

  • Returns are accepted within 30 days of receipt.
  • Products must be unopened and in original packaging.
  • Custom containers, yurts, tiny homes, dome houses, sheds, log cabins, and financed homes are non-refundable.
  • Used or customized products cannot be returned.
  • A valid return authorization number is required.
  • A 30% restocking fee applies to all returns.

Refunds will be issued to the original credit card minus applicable fees once the product is inspected. Unauthorized returns will be refused, and customers will be charged return shipping costs.
